Bookings & confirmation
Apartments are subject to availability until a booking fee is paid and, where applicable, an agreement is signed. Your booking is confirmed once we send you a written confirmation. Please check every detail on receipt and tell us promptly if anything is incorrect.
For residential leases, a tenancy agreement is signed and the first month's rent plus a one-month security deposit are payable in advance to confirm the booking.
Security deposit
A refundable security deposit is required upon arrival, payable by cash, PayNow, or bank transfer. It is returned in cash on check-out, or by bank transfer after check-out, less any deductions for damage, missing items, or charges incurred during the stay.

For residential leases, the security deposit is refunded within 30 days after check-out, less any outstanding charges.
Payment, taxes & fees
Rates are exclusive of GST. An additional 9% GST applies. We accept cash, PayNow, and bank transfer; card payments carry a handling fee:

Cancellation & refunds
All bookings are non-refundable. In the event of a no-show or early check-out, no refund will be given for the unused portion, regardless of the reason.
Check-in & check-out
- Check-in from 3:00 PM. Check-out by 11:00 AM.
- Late check-out between 11:00 AM and 2:30 PM is charged at 50% of one day's rate, subject to availability.
- A government-issued photo ID (passport or NRIC) is required at check-in.
Reception at ISA Hotel & Apartment Hotel is open Monday to Sunday, 9:30 AM–7:00 PM. ISA @ Raeburn Park has no on-site reception — please arrange your check-in time with us, and contact us at least 2 days before arrival for instructions.
Pets
Our properties are pet-friendly. The first pet stays free for direct ISA bookings. For additional pets, a pet fee applies:
Serviced Apartments & Hotel
- 6 nights or less — one-time fee of S$50 + 9% GST
- 7 nights or more — one-time fee of S$100 + 9% GST
Residences
- S$100/month + 9% GST
Housekeeping
Housekeeping is provided once a week, Monday to Saturday (excluding Sundays and public holidays), between 9:00 AM and 6:00 PM. You agree to allow our housekeeping team access to the apartment for this purpose.
House rules & conduct
To keep our homes comfortable for everyone, the following apply across all properties:
- No smoking indoors. Smoking is only permitted in designated areas; a S$500 cleaning fee applies to any violation.
- Quiet hours are 10:30 PM to 7:00 AM — please keep noise to a minimum, especially in common areas.
- Occupancy must not exceed the apartment's stated capacity. Please supervise children in common areas.
- You are responsible for the apartment and its contents, and for any loss or damage you or your guests cause.
Prohibited at all times: illegal substances, weapons, chemicals or explosives; illegal activities such as gambling or substance abuse; and items that are unusually large or carry a strong odour (for example, durians). We operate a zero-tolerance policy and may require a guest to leave, without refund, for serious or repeated breaches or where safety is at risk. Nothing in your stay creates a tenancy or any other interest in the property.
ISA Hotel & Apartment Hotel is a walk-up property with no lift. Outside visitors must be registered at reception; overnight visitors require prior registration and a guest fee may apply.
Parking
ISA Hotel & Apartment Hotel — complimentary car parking for in-house guests, on a first-come, first-served basis.
ISA @ Raeburn Park — parking is charged at the property's prevailing rates (season parking available on request):

Extension of stay
Extensions are subject to availability at the prevailing market rate and require at least one working day's notice. Payment for the extension must be settled before the extension begins.
Utilities (residential)
For residential leases, utilities are chargeable. Charges are computed on the SP Services basis for the period of stay and include the waterborne fee, sanitary appliance fee, refuse-removal fee, and GST.
Valuables & liability
Please keep your valuables secure and lock your apartment when you go out. We are not responsible for any loss of, or damage to, personal belongings unless they are declared and stored with us. You will be responsible for any loss or damage to ISA property caused by you, your guests, or anyone you are responsible for.

Governing law & contact
These terms are governed by the laws of Singapore. ISA may add to, alter, or amend these terms from time to time; the version in force is the one published here at the date of your booking.
